Stangwrach Cottage - Access Statement

General

• Stangwrach Cottage has a ground floor double bedroom, wet-room, and kitchen/dining/lounge area on the ground floor. The second double bedroom and twin bedroom are upstairs.
• Stangwrach Cottage has an audible smoke and heat detection system. If specific requirements are needed in the event of an emergency, please discuss this with us prior to, or on your arrival.
• Nearest hospital: Glangwili Hospital, Carmarthen — 12 miles away. Tel: 01267 235151.
• Nearest doctor’s surgery: Llandeilo — 7 miles away. Tel: 01558 823435.
• There is no public transport service to the cottage. For information on wheelchair accessible taxi services, please ask.

Parking

• Parking is available a short distance from the cottage on a gravel surface, with a bricked section running from the gate up to the cottage.
• There is a short incline to the door.
• There is designated parking for this cottage.
• The parking surface is level.
• Lighting outside the cottage is good.

Main Entrance

• There is a ramped section approaching the main entrance.
• The entrance door is 809mm wide, opens inward, and has a flush threshold.
• The fully glazed entrance door into the glazed sun room has a lever handle with thumb turn lock.
• The hallway is 776mm wide, and the internal hallway fire door is 773mm wide.

Ground Floor Ambient Wet-room

• The white sink and toilet are colour contrasted against their background.
• There is a rain shower with an additional lower adjustable hand shower attachment.
• Grab rails are fitted in the shower area.
• The shower controls are at a height of 900mm, with a dial to switch on/off and adjust the temperature.
• The shower head is height adjustable.
• The toilet seat height is 500mm and has a soft-close seat.
• There is a drop-down grab rail on one side and a fixed horizontal rail in the window recess.
• There is a shaver point available.
• The flooring is Altro non-slip with underfloor heating.
• Lighting is good within the bathroom.
• The sink has separate twist taps.
• There is a large touch-light controlled mirror over the sink.
• There are grab rails on each side of the sink.
• The sink height is 790mm with a half pedestal.

Ground Floor Double Bedroom

• The height of the bed is 500mm, with a reasonably firm surface.
• The doorway is 798mm wide.
• The flooring is non-slip vinyl, with no rugs.
• The fire door is 798mm wide and has a lever handle.
• Please note that this property is fitted with two automatic self-closing fire doors as part of our fire safety requirements. These doors are designed to close automatically when the fire alarm is activated. However, on occasion, they may also be triggered by other loud noises or environmental factors. This is normal for the system installed and cannot be adjusted, as it is set to comply with current fire safety regulations. These measures are in place for your safety.
• Patio doors with a thumb turn lock have been installed to aid escape in the event of a fire. These are 897mm wide.
• There is storage available at a range of heights.
• Lighting is available at the bedside.
• Manoeuvrability within the room is limited; however, furniture is moveable and can be rearranged to suit.
• A specialist Medley Ergo profiling bed and an Invacare portable electric 150kg Birdie hoist can be hired for this room if needed, replacing the double bed (hire charge applies; client must bring their own sling).
• A portable hoist can only be used once the profiling bed is assembled, as this allows adequate manoeuvrability.

Kitchen

• Most storage is accessible from a seated position.
• The kettle is cordless and easy to grip and operate.
• The microwave is not accessible from a seated position.
• The oven controls are located at the front of the appliance.
• The grill is located above the hob and can be accessed from a seated position.
• The sink taps are lever operated with a mixer tap.
• The fridge is easy to access, with a height of 440mm from the floor.

Stairs

• There is a wooden uncarpeted staircase with 11 steps to the first floor.
• Step dimensions: width 788mm, depth 240mm, height 200mm.
• The stairs turn mid-flight.
• The handrail is on the right-hand side and contrasts in colour with its surroundings.
• The stair area is clear and unobstructed.
• The step nosings are not highlighted.
• The area is well lit.

Lounge

• The lounge is on the ground floor.
• Manoeuvrability is good. Furniture is moveable and can be rearranged to create extra space or integrate with the garden room.
• There is seating available with arm rests and back support.
• There is a TV with remote control and Teletext facilities.
• The room has traditional beams; however, they are well contrasted and should be easy to notice.
• Colour contrast is good between walls and furniture, and the room is bright and airy.

First Floor Double Bedroom

• The height of the bed is 570mm, with a reasonably firm surface.
• The door has a latch handle.
• There is storage available at a range of heights.
• Lighting is available at the bedside.
• Manoeuvrability within the room is reasonable; however, furniture is moveable and can be rearranged to suit.
• The floor is carpeted.

First Floor Twin Bedroom

• The height of the beds is 500mm, with a reasonably firm surface.
• The door has a latch handle.
• There is storage available at a range of heights.
• Lighting is available at the bedside.
• Manoeuvrability within the room is reasonable; however, furniture is moveable and can be rearranged to suit.
