No Smoking - Stangwrach Cottage's have a No Smoking Policy.
Booking - You must be over 18 years of age at the time of making your booking.
Payment - A deposit of 25% is payable at the time of booking. The balance payable six weeks prior to the start date.
Number of Persons Using the Holiday Accommodation - Under no circumstances may more than the maximum number of persons stated on the website occupy the property (including children and infants). We reserve the right to refuse admittance if this condition is not observed. Any persons other than members of the party must not use the facilities at Stangwrach Holiday Cottages. No additional visitors can stay overnight. The full names of anyone staying at the cottage must be disclosed prior to arrival.
Wheelchair users - The number of wheelchair users must be disclosed. Maximum 2 full time users in Ash Tree Cottage, 1 in Stangwrach Cottage. (please speak to Grace property owner)
Group Bookings - On the occasion when two properties are booked for a group of guests, we will require a separate booking form to be completed for each property. Please provide a lead name and address for the person responsible for each property, a separate payment will be required per property. We must be provided with a list containing the names, ages, postcodes and contact details of all guests at booking stage.
No Stag or Hen Parties please.
NO PETS - In the event of a guest or visitors arriving with pets they will be refused entry to the accommodation, gardens and grounds. Pets being left in guests vehicles is NOT acceptable.
Arrival and Departure - Time of occupation after 5pm on the holiday start date and you must vacate the property before 10.00am on the last day or you may incur an additional charge.
Your Responsibilities - You must look after the property. This means you must keep all furniture, fittings and effects, (inside or outside the property) in the same state of repair and condition as at the start of the holiday - You must leave the property in the same state of cleanliness and general order in which you found it. If you break these conditions the Owner will make a claim against you for repair or loss as a result of damage caused.
Complaints – Your stay is very important to us, as are your recommendation to others so if there is a problem please inform us while you are here. Please do not wait until you return home.
Fireworks - prohibited due to livestock
Electric Vehicle's - Your use of the property does not entitle you to charge an electric vehicle.
Air conditioning units etc - No air conditioning units/Cooler Fans to be brought in to the property, or you will be charged for all your electric usage.
Right of entry - We shall be allowed the right of entry into the property for repairs and maintenance.
Cancellation – Cancellations must be notified in writing to G. Maidment, explaining the reason for the Cancellation. If notice of the cancellation is received prior to 6 weeks from the holiday start date the admin fee of £100 will be retained from the deposit and balance refunded to you. If less than 6 weeks to the original start date, and we are unable to re-let the property for the same period and cost, the deposit of 25% will be retained and balance of the rental will be payable by you in full if it has not already been paid. Where we are able to re-let the property for all or part of the period of your stay, £100 will be retained for admin costs from the monies paid plus any reduction in rental cost for re-letting, the remainder of monies paid by you will be refunded.
Fire safety - If there is a fire within the property please vacate everyone as soon as possible and raise the alarm with the owners and call 999. Do Not Try To Fight The Fire.
Travel Insurance - you are advised to take out comprehensive UK travel insurance, if you choose not to do so then you accept responsibility for any loss that you may incur due to your cancellation.
Wi-Fi - The person responsible for booking the accommodation will be asked to sign the wifi Terms and Conditions.
Important notice - Only the number of persons stated on the booking form may occupy the property Ash Tree Cottage (8), Stangwrach Cottage (4), Gardeners Cottage (2). No additional guests will be excepted.
Caring for your Safety - It is the guest's responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please note and respect any warning/hazard/restriction notices that the owners have placed in Version 5 the property and its grounds. Some weight restrictions are necessary i.e Electric Profiling Beds, Electric Portable invacare Birdi Hoists 150kg - 170kg etc . Bring your own looped slings.
Damages must be paid for - If damage occurs to the property, contents or grounds as a result of the actions of the guests during their stay, where the extent of the damage is so severe that the Owner must (in their sole opinion) cancel and or refund subsequent bookings, the Owner may bring a claim against you for any loss arising as a result, including the cost of refunding other guests affected by cancelled bookings and any additional administrative fees incurred.
In sending the booking form and paying your deposit you are acknowledging that you have read and understood the terms and conditions for your chosen property. You have also read and understood the access statement if applicable, payment is acceptance to the booking terms.
Number of guests - Stangwrach Cottage sleeps up to 4 guests. If a profiling bed is used instead of the double bed in the ground floor bedroom there is a charge for the hire and set up of this equipment. Smallest door/Hallway 709mm.
Stangwrach cottage has vehicle access via a gravel driveway; a block paving path and small slope with handrail leads to the cottage door. Wet room, double bedroom, kitchen/diner and garden room are on the ground floor. Eleven wooden stairs treads lead to the first floor, handrails assist one side to second double bedroom and twin bedrooms, low beams. Please also advise us of any special or cultural needs. Use of garden and play area are at your own risk.
Disability equipment - Carers please be aware that you are responsible for the use of the equipment and for assessing whether your patients/clients or family members are mentally and physically capable of using items such as the electric bed in a manner that will not cause injury to themselves or others. PLEASE ALSO BE AWARE that you are responsible for any damage to this equipment or additional equipment hired or provided for your party.
Number of guests - Gardener's Cottage sleeps 2 adult guests only.
Gardens – Restrictions apply. There is a decked balcony outside the french doors from your living- room for your use and to the rear of the property a private raised deck. The steps down to the grassed area in front of the property is restricted. Access and parking - is via your own private gated entrance from the main one, if you are part of a larger group staying in one of the other properties please be sensitive to the privacy of other guests and the owners and use your own private entrance for yourselves only. Please do not access the Cottage by the front or side of Stangwrach Cottage or the owners property. Please be aware that although this property is on one level i.e. bedroom, lounge, shower room, and kitchen, the rear access is by 18 steps, of varying hight, which lead down from your parking area, so is not suitable for persons who struggle with mobility. We have two additional properties that are disabled friendly and we would be happy to advise you in your choice. The Owners have two cats so please be aware they may be inquisitive from time to time and come and sit on the patio. We also have lots of birds that come to the bird feeders.
Number of guests - Ash Tree Cottage sleeps up to 8 guests.
