No Smoking - The Lodge has a no Smoking Policy.
Booking - You must be over 18 years of age at the time of making your booking.
Payment - A deposit of equal to 50% of the total cost of the holiday payable
at the time of booking with balance payable six weeks prior to the start date.
Behavior - Please note that we are entitled to ask you to leave the holiday
property, without refund if in our opinion your behavior is unacceptable.
Web site Accuracy - We do everything we can to ensure the accuracy of the information
on the web site and our literature. However, errors unfortunately can occur.
Travel - All travel distances are approximate.
Number of Persons Using the Holiday Accommodation - For health and safety reasons
your holiday group must not exceed the number of persons you have specified
on your booking form. (You will be liable to an extra charge.) £20 per person
per night over 8 persons for Ash Tree Lodge.
Babies under 1 year old - no charge
Pets - No pets.
Arrival and Departure - Time of occupation is after 4.30pm on the holiday start
date and you must vacate the property before 10.30am on the last day, Your
key holders fee will then be returned to you after inspection, only if the
inspection is satisfactory.
Your Responsibilities - You must look after the property. This means you must
keep all furniture, fittings and effects, (inside or outside the property)
in the same state of repair and condition as at the start of the holiday -
You must leave the property in the same state of general order in which you
found it - If you break these conditions the Owner can deduct an additional
cleaning charge £50 from the Cash security Deposit and/or make a claim against
you for repair or loss as a result of damage caused.
Keys - We require an additional Refundable Security Deposit on arrival for
the reasons stated above.
Refundable Security fee - for Ash Tree lodge £200, payable immediately on arrival.
Cash.
Insurance - We recommend that you have holiday insurance to include cancellation
insurance .
Play area and gardens Ð You are responsible for your children, they must be
supervised, or use gardens and there own risk.
If one of your parties suffers from Bed-wetting it is your responsibility to
provide a protective plastic bed sheet.
Dissatisfaction Ð Your stay is very important to us, as are your recommendation
to others so if there is a problem please inform us while you are here. Please
do not wait until you return home.
Cancelation Ð All cancellations must be notified in writing to G. Maidment
In the event of a cancellation the client will be required to make payment
in full. If the accommodation can be re-let by the proprietors all payments
will be refunded, less £100 administration fee.
Travel insurance, including cancellation cover, is highly recommended.
Cleaning - Please leave the property in the same pristine condition that you
found it. There will be an inspection at 10.00 am for damages etc and to return
your CASH refundable security deposit. Please be honest about damages so we
can replace items before the next guests arrive.
Disability equipment - CARERS: PLEASE BE AWARE that you are responsible for
the use of the equipment and for assessing whether your patients/clients or
family members are mentally and physically capable of using items such as the
electric bed in a manner that will not cause injury to themselves or others.
PLEASE ALSO BE AWARE that you are responsible
for any damage to this equipment or additional equipment hired or provided
for your party.
Electric - The Electric is metered, it is read on arrival, payable on departure.
You only pay for what you use.
*Important notice
In the past we have always tried to accommodate extra guests arriving with
the group for whom a booking has been made.Ê However, apart from the obvious
logistical problems that this can sometimes produce, our insurers have now
made it abundantly clear that this practice can no longer continue.Ê Please
be advised, therefore, that details of every member of your group wishing
to stay in the Lodge must beÊconfirmed withÊus in advance of your arrival.Ê
Unconfirmed guests will in future have to make alternative arrangements.
Disability Discrimination Act and Caring for your Safety.
It is the guestÕs responsibility (particularly parents with young children)
to inspect the property and grounds immediately on arrival and note any possible
hazards. Check the layout of your holiday property so that in an emergency
you can get out quickly and easily. Please note and respect any warning/hazard/restriction
notices that the owners have placed in the property and its grounds.

The Lodge is all on one level, no changes in floor height anywhere. Door widths
is 810mm. Wet Room. Laminate flooring throughout. Hoist hire available. If
